Homes for Sale in Valencia, CA
Located in the center of Santa Clarita, Valencia enjoys close proximity to the Santa Clarita's main shopping destination, the Valencia Town Center. In addition, there is the Valencia Auto Mall, College of the Canyons, The Masters College, Cal Arts, City Hall and the L.A. County Superior Court.
Due west, is Six Flags Magic Mountain, so Valencia stays pretty busy. If the intersections were clogged with pedestrians on top of all that, Valencia would always have gridlock. But they have a very cool bike path/pedestrian path system they call "paseos" (shown above) that actually have grade separations, going over and under major thoroughfares, so people and cars don't have to share the same space.
A master planned community, Valencia has several distinct neighborhoods, including Bridgeport, with a now iconic man-made lake with mini- lighthouse serving as the centerpiece, Creekside, Northbridge, Tesoro Del Valle and Copperhill are all north of Bridgeport, offering a wide variety of home styles. Vista Valencia, Village Circle, Valencia Woodlands, Valencia Summit, The Bungalows, Westridge and the Valencia Country Club and golf course are all in the south and west parts of Valencia.
The most recent neighborhood is Tesoro Del Valle, located north of Copper Hill Drive in northwest Valencia. It features a mix of townhomes and single family homes, though a few blocks of homes are detached single family homes in name only, as they are arranged extremely close to each other, with narrow streets, and minimal parking. It is high-density patio home living, with greenbelts interspersed. Other streets offer the wider spaces and more desirable larger lots.

Valencia Town Center
Perhaps the oldest part of Valencia is where it intersects Newhall to the south. The Old Orchard and Orchard II tracts offer true middle-class housing on quiet tree-lined streets, with none of the homes for sale reaching into the stratospheric price ranges, but none available for pennies either. VERY consistent property values are the norm there.
Valencia Town Center continues to be the focal point for the city, and has added a weekly Farmer's Market on Thursdays from 4pm to 8pm. There are now over a dozen excellent restaurants within mere steps of each other, with Fishbone Grill being the most recent to open, and a Cheesecake Factory that opened in 2017.
